What goes into a renovation contract in the UAE

The problem
The argument is never about the work, it is about what was agreed
Renovation disputes in the UAE rarely start over craftsmanship. They start when the client remembers a conversation on site and you remember a different one. A written contract is not a formality for the file; it is the only version of the agreement that still exists in month four, when both of you are certain and neither can prove it.
The parties
Name the two companies, and the licence behind yours
The contract has to name who is doing the work and who is paying for it, clearly enough that a third party can identify them. For a renovation contractor in the UAE that means the trading name on your licence, not the name on the van, and the client as they will appear on payments.
- Your trading name and trade licence number, as issued.
- The client’s full name or company name, and the property address.
- Who may authorise a change on each side, by name and role.
- Where notices go — an email address, not a WhatsApp thread that leaves with a phone.

Seven parts, and one of them points at the quote
Most renovation contracts in the UAE are short. What makes them useful is not length but that each part answers a question which would otherwise be answered from memory. The scope is the one that should never be retyped: refer to the accepted quote and its revision, and let that document carry the detail.

- The contract sum, and the milestones it is released against.

- A start, a duration, and what counts as a delay caused by the other side.

- How a change is requested, priced and accepted before it is built.

- How long after handover you come back, and for what.
- Ending it
- What happens if either side stops — work done, materials ordered, money already paid.
Variations
A change that was never priced is a change you paid for
The variation clause is the one that earns its place. Every renovation has changes; the only question is whether each was priced and accepted before it was built. Write the sequence down, keep it short enough that people follow it under pressure, and use it even for small changes.
- The change is described in writing — by either side.
- You price it, and say what it does to the programme.
- The client accepts it before the work starts.
- It joins the contract as a numbered variation, not a verbal understanding.
Acceptance
Record who accepted, what they accepted, and when
Whatever form acceptance takes, the record needs three facts and a way to prove them later. Contractors increasingly capture this electronically because the record is then automatic rather than a scan someone has to find. Ask your lawyer what form suits your contracts; the three facts do not change.
- Who accepted — a named person, identified by something only they had.
- What they accepted — the exact document and revision, not “the quote”.
- When — a timestamp you did not type in yourself.

Common questions
Do I need a written contract for a small renovation?
Nothing on this page tells you what you must do — that is a question for a UAE-qualified lawyer. What contractors report is that the small jobs are the ones that go wrong verbally, because nobody thought they were big enough to write down.
Can the quote be the contract?
Many renovation contractors work that way: the accepted quote carries the scope and the price, and a short contract adds the programme, the variation route and the defects period. What matters is that one document is the scope and everything else points at it.
What if the client wants to use their own contract?
Read it against the parts listed above and see which are missing. The gaps are usually variations, the defects period, and what happens if either side stops. Have your lawyer read it before you agree.
How do we handle a change the client asks for on site?
Price it and get it accepted before you build it, even when it is small and even when you are standing in the room. A change accepted on a phone in two minutes is still a record; a change built on a nod is not.
Is an electronic acceptance enough?
