Five things separate two quotes for the same villa

Area is the least useful number in a villa renovation. Two houses of the same size land in different places because of how deep the work goes, what happens to the services, and what the survey finds behind the plaster. Ask your contractor to write each of these into the scope before anyone talks about money.

  1. How deep the work goes

    A cosmetic refresh and a strip back to blockwork are two different jobs in the same house. Whether walls, screed and ceilings come out decides most of the rest.

  2. The services behind the wall

    Air conditioning, plumbing runs and the distribution board. Moving a wet area or replacing ducted splits is structural work hiding behind a finish.

  3. Finishes tier

    Porcelain or natural stone, joinery in melamine or veneer, standard or imported sanitaryware. This is where two quotes for one villa separate most visibly.

  4. Approvals and access

    A villa in a master-developer community answers to the developer as well as the authority. Working hours, gate access and material drop-off all shape the programme.

  5. Condition, not age

    Existing waterproofing, the state of the slab, how much of the plot is landscaped. What the site visit finds is the part no photograph shows.

Who has to say yes before anything is broken out

Common questions

How long does a villa renovation in Dubai take?

Approvals set the front end more often than trades do. A cosmetic refresh can run in a few weeks; a strip back with services changes is a longer programme, and the developer’s no-objection letter frequently decides the start date. Ask for a milestone schedule before you accept anything.

What deposit should I expect to pay?

There is no fixed rule in the UAE. What matters is that the schedule is written into the contract as milestones tied to work you can stand in front of — enabling done, wet areas watertight, joinery installed, handover — rather than to dates in a calendar.

Do I need a permit to renovate my villa?

Usually yes for anything past finishes, and most master-developer communities also ask for their own no-objection letter. A licensed contractor or consultant normally submits the building modification application for you. Briked does not file applications or obtain permits.

Why is there no price per square foot on this page?
