Payment milestones on a UAE renovation job
Cash flow on a renovation is decided before the first wall comes down. This is how contractors structure it so the money arrives with the work.

The problem
You buy the materials before you get paid for them
On a villa renovation you are out of pocket from week one — the strip-out crew, the skip, the first tile order. A single payment at the end funds your client’s job with your money. Milestones exist so the cash arrives roughly when you spend it, and so a client who goes quiet cannot take three months of work with them.
The rule
Tie it to a thing you can see, never to a date
“End of month two” is a forecast, and forecasts on renovations move. “First fix complete in all wet areas” is a fact two people can stand in front of and agree on. Every milestone in the contract should name an event on site, and say who confirms it.
- Name the event, in the words the site actually uses.
- Say who confirms it — you, the client, or the consultant.
- Say what evidence goes with it: photographs, a completed checklist, a delivery note.
- Say how long the client has to raise a problem before it counts as confirmed.
A worked example
Five rungs for a flat or a villa refurbishment
Every job differs, and the split between rungs is a commercial matter between you and your client, so no share is suggested here. What is worth copying is the shape: a mobilisation payment, then payments that follow the trades, then a final one that lands after the snags are closed.
Mobilisation
Contract accepted, programme issued, site handed over to you.
Strip-out and first fix
Demolition cleared, electrical and plumbing first fix complete in every wet area.
Finishes started
Screeds and plaster complete, tiling under way, joinery measured on site.
Practical completion

The last payment is the one that buys you back
Many renovation contracts hold a portion of the sum until the snags are closed, and sometimes until the defects period ends. The share is a commercial term, so agree it in writing rather than discovering it on the final invoice. What the contract must say is when it is released and what closes it.

Say it in writing on the day, not at the invoice
Milestones slip for reasons that are often not yours: a permit, a client decision, a material lead time. The damage is rarely the delay itself — it is the surprise. Record the cause on the day it happens, tell the client the same week, and re-issue the programme.

Common questions
How many milestones should a renovation contract have?
Enough that no single gap between payments outruns your cash, few enough that confirming them is not a job in itself. Four to six is common on a villa refurbishment. What matters more is that each one names a visible event.
Can I ask for a payment before starting?
Mobilisation payments are normal on renovation work in the UAE, because you buy materials and book crews before you earn anything. What makes one acceptable to a client is saying what it funds. See the client-side guide on deposits.
What if the client will not confirm a milestone?
This is why the contract should say who confirms, what evidence goes with it, and how long they have. With that written down, a client who goes quiet is handled by a clause rather than by an argument.
Should milestones be a share of the contract sum?
That is a commercial decision between you and your client, and this page deliberately suggests no split. Whatever you agree, write it as an amount in the contract so nobody recalculates it later.
Do milestones change when the client changes the scope?
They should. An accepted variation changes the contract sum, so the remaining milestones need re-stating. Handle it the way you handle any variation: priced, accepted, and written down before the work happens.
